How a Digital Sand Table Transforms Real‑Estate Marketing with UE4

Physical sand tables in sales offices can only be viewed on‑site, limiting time and location flexibility. An electronic sand table solves these pain points by bringing the sales experience into the metaverse, allowing users to explore the latest property and city planning from home.

Project Goal and Core Features

The project aims to create a design tool for new‑home marketing that embodies four essential characteristics: realistic visual effect, broad type coverage, fine‑grained model detail, and rich generation strategies.

Extensive Model Library

To achieve a wide coverage of model types, a modular approach was adopted, building a resource library that includes 36 building models, 17 plant models, 22 equipment models, and over 260 UE4 material assets, covering architecture, vegetation, fitness equipment, and public facilities.

Intelligent Generation Strategy

Unlike traditional manual modeling, the implementation uses modular resources combined with intelligent generation. The project area is divided by function, and each block has a specific generation rule. In total, 36 placement rules were defined, ensuring detailed control over every element.

Key Implementation Details

Building Generation: Modular windows, walls, and other components are combined according to predefined rules to form complete buildings.

Entrance Gate: Entrance data is input first, then the system selects appropriate prefabricated modules to generate the gate.

Road Generation: Road data is hierarchically split, then combined to form roads, facilitating later addition of trees and vehicles.

Power & Equipment Rooms: Areas are defined, appropriate models are placed, and vertex stretching is applied for final fitting.

Commercial Shops: Similar to equipment rooms but with scaling to match varying plot sizes, using overall stretching to preserve structural details.

Plaza: Diverse models (children’s play equipment, adult fitness gear, etc.) are grouped and combined to create multiple layout options.

Terrain Generation: Real geographic data drives the creation of ground, roads, water, vegetation, and buildings in layers, which are then integrated and rendered in Unreal Engine.

Final Outcome and Lessons Learned

The electronic sand table achieved realistic visual effects and received broad recognition. Key takeaways include the importance of clear scheduling and task segmentation, effective communication among team members—especially across departments—and the collective effort required to complete the project.
